Patch it or replace it? How Kitchener homeowners should weigh a roof repair against a new roof, by the age and the type of damage — and what a storm claim changes.
The right answer depends on two things: how old the roof is, and whether the damage is local or everywhere. Here's how it usually breaks down in Kitchener.
Repair makes sense if
- The roof is under about fifteen years old and the shingles are still flexible
- The damage is local — wind lifted a section on the west side, a branch came down, flashing failed at one chimney or skylight
- The deck underneath is sound
- There's one leak with an identifiable cause
Replacement makes sense if
- The roof is over twenty years old, or the shingles are cupping, cracking or shedding granules across the whole surface
- There are leaks in more than one place, or a leak that has come back after a repair
- You're seeing interior damage — ceiling stains, wet attic insulation, mould on the roof deck
- There are already two layers of shingles
- Repairs would cost a meaningful fraction of a new roof
Kitchener-specific
The summer storms that come from the west hit Forest Heights, Westmount and Beechwood hardest, and wind or hail damage on an otherwise sound roof is a repair — and often an insurance claim.
